Properties for sale in Dubai cover one of the deepest residential markets in the world, from studios in Dubai Silicon Oasis to waterfront villas on Palm Jumeirah. Dubai Land Department (DLD) recorded AED 682.49 billion in property sales across 214,912 transactions in 2025, a rise of 30.64% in value on 2024. Activity stayed strong into 2026, with AED 286.4 billion in sales in the first half of the year.
That depth works in your favour as a buyer. You can compare hundreds of communities, choose between ready and off-plan homes, and finance a purchase through local banks. It also means prices vary widely from one street to the next. Use the filters on this page to sort Dubai listings by community, property type, bedrooms, budget and furnishing, and use the guide below to understand prices, costs and the buying process before you make an offer.
Dubai's population passed 4.8 million in September 2026, up by 226,885 since the start of the year, according to the Dubai Data and Statistics Establishment. A growing population supports both owner-occupier demand and the rental market that investors rely on.
Other factors that shape buying decisions in Dubai:
Freehold ownership for foreign buyers: Non-UAE nationals can own property outright in designated freehold areas, which include most of the city's best-known communities.
A large investor base: Around 193,100 investors bought property in Dubai in 2025, of whom 129,600 were first-time investors in the emirate, according to Dubai Media Office.
Residency linked to ownership: Property worth at least AED 2 million can qualify the owner for a 10-year Golden Residence permit.
A clear, regulated process: Sales are registered with DLD, off-plan payments go into project escrow accounts, and resale agreements use a standard RERA contract.
The table below sets out the latest official activity figures, so you can see how the market has moved.

Business Bay led all Dubai communities by sales value in 2025, followed by Jumeirah Village Circle, Al Yalayis 1, Dubai Investment Park Second and Palm Jumeirah, according to DLD figures reported in published figures.
Rank | Community | 2025 sales value |
|---|---|---|
1 | Business Bay | AED 38.31 billion |
2 | Jumeirah Village Circle | AED 24.52 billion |
3 | Al Yalayis 1 | AED 23.75 billion |
4 | Dubai Investment Park Second | AED 23.16 billion |
5 | Palm Jumeirah | AED 21.40 billion |
This list mixes very different buyers. Business Bay and Palm Jumeirah draw high-value purchases, Jumeirah Village Circle combines volume with mid-market prices, and Al Yalayis 1 and Dubai Investment Park reflect large off-plan launches in the city's southern growth corridor. High sales value alone does not make an area right for you, but it does show where resale demand is deepest.
Apartments dominate Dubai's supply, but villas and townhouses have grown in popularity with families who want more space. Here is how the main categories compare.
Apartments are the most liquid property type in Dubai and the usual entry point for investors. Buildings range from mid-market towers in Jumeirah Village Circle and Arjan to branded residences in Downtown Dubai and Dubai Marina. Browse apartments for sale in Dubai or start with studio apartments for sale in Dubai if you want the lowest ticket size.
Villas offer private gardens, more bedrooms and parking, and most sit in gated master communities such as Dubai Hills Estate, Arabian Ranches and DAMAC Hills. Townhouses give a similar community lifestyle at a lower entry price. Explore villas for sale in Dubai and townhouses for sale in Dubai.
Penthouses sit at the top of the market, with larger terraces, private pools in some buildings and skyline or sea views. Supply is limited, so expect fewer comparable sales when you negotiate. See penthouses for sale in Dubai.
Buyers who want a ground-level home or a plot to build on can browse houses for sale in Dubai, bungalows for sale in Dubai and lands for sale in Dubai. For land, confirm the permitted use, building height and any master-developer design rules before you commit.
Studios and one-bedroom units attract singles and investors, two-bedroom homes suit couples and small families, and three bedrooms or more usually mean a larger apartment, townhouse or villa. Narrow your search with 1 bedroom, 2 bedroom, 3 bedroom, 4 bedroom and 5 bedroom properties for sale in Dubai.
Price per square foot is the fairest way to compare Dubai homes, because unit sizes vary so much. The figures below come from market data Dubai market report for H1 2026 and reflect advertised asking prices, not registered sale prices.

Source: Dubai H1 2026 sales market data, published September 2026. Yields are gross and based on asking rents.
Two patterns are worth noting. First, the cheapest areas per square foot also show the highest gross yields, because rents in those communities do not fall as far as prices do. Second, villas in prime communities carry the lowest yields but attract buyers who value space and long-term ownership over rental income.
To estimate a budget, multiply the price per square foot by the size you need. A 750 sq. ft. one-bedroom apartment at the Jumeirah Village Circle average would be listed at about AED 1.1 million, while the same size in Downtown Dubai would be about AED 2.38 million. Always check the specific building, view, floor and condition, because they can move the price well above or below the community average.
The right community depends on who will live in the home and how you will use it. These groupings are a starting point for your shortlist.
Communities with lower prices and steady tenant demand tend to produce the strongest gross yields. Look at Dubai Silicon Oasis, Dubai Sports City, Jumeirah Village Circle, Arjan and Discovery Gardens. H1 2026 market data shows Discovery Gardens apartments at a projected gross yield of 9.06%.
Master-planned villa communities offer parks, schools and community retail within the gates. Consider Dubai Hills Estate, Arabian Ranches, DAMAC Hills, Al Furjan and Town Square. For a lower entry price, DAMAC Hills 2 and Dubai South offer villas and townhouses further from the city centre.
If walkability, offices and nightlife matter most, look at Downtown Dubai, Business Bay, DIFC, Dubai Marina and Jumeirah Lake Towers. These areas sit on or near the Dubai Metro and Sheikh Zayed Road.
Beachfront and island living commands the highest prices in the city. Compare Palm Jumeirah, Bluewaters, Dubai Harbour, Jumeirah Beach Residence and Dubai Creek Harbour.
Upcoming infrastructure can change how an area is valued. The Roads and Transport Authority's Dubai Metro Blue Line is a 30 km route with 14 stations, scheduled to open in September 2029. It will serve areas including Dubai Creek Harbour, Dubai Festival City, International City, Dubai Silicon Oasis, Academic City, Mirdif and Al Jaddaf. Buyers in International City, Mirdif and Al Jaddaf should check how close a building will be to a planned station rather than assuming the whole community benefits equally.
Dubai has one of the largest off-plan markets in the world, so this is often the first decision a buyer makes. DLD figures for the first half of 2026 show how the two segments compare.
H1 2026 | Ready (completed) | Off-plan |
|---|---|---|
Sales value | AED 146.69 billion | AED 139.75 billion |
Number of deals | 27,160 | 58,840 |
Off-plan made up the majority of deals, while ready homes carried slightly more of the total value. Weighted-average values reported by industry market data for Q1 2026 also show a premium for new stock: about AED 2,030 per sq. ft. for off-plan versus about AED 1,691 per sq. ft. for ready homes in Dubai.
You need to move in or start earning rent straight away.
You want to inspect the actual unit, the building's condition and its service-charge history.
You plan to use a mortgage, since banks can lend up to 80% on a first completed home for expatriates under AED 5 million.
You can wait for handover and prefer paying in instalments over the construction period.
You want a new specification, a recognised developer and, often, a lower entry price for the community.
You are comfortable that mortgage lending on off-plan homes is capped at 50% of value.
Before paying an off-plan deposit, confirm the project is registered with DLD, that payments go to the project's escrow account, and that the sale and purchase agreement states the expected completion date, unit size and specifications. Off-plan purchases are registered on DLD's interim register (Oqood) until handover.
Set aside money for fees on top of your deposit. The main buyer costs are:
Cost item | Amount |
|---|---|
DLD transfer fee | 4% of the purchase price |
Registration trustee office fee | AED 2,000 + VAT for properties below AED 500,000; AED 4,000 + VAT above |
Title deed issuance | About AED 580 |
Mortgage registration (if financed) | 0.25% of the loan amount + AED 290 |
Real estate agency commission (resale) | Commonly 2% of the price + VAT |
Many buyers plan for around 7% to 10% of the purchase price in upfront costs beyond the deposit. Ongoing costs include annual service charges, which differ widely by building, plus utilities and maintenance. Ask the seller or developer for the latest service-charge figure before you agree a price.
Central Bank of the UAE rules set the maximum loan-to-value (LTV) ratio:
Buyer | First home up to AED 5m | First home above AED 5m | Second or later home | Off-plan |
|---|---|---|---|---|
Expatriate | 80% | 70% | 60% | 50% |
UAE national | 85% | 75% | 65% | 50% |
Loans can run for up to 25 years, and total monthly debt payments cannot exceed 50% of gross income. For example, an expatriate buying a first ready apartment for AED 1.2 million needs at least AED 240,000 as a deposit, plus about 4% for the DLD fee and other costs. A pre-approval from a bank before viewings tells you what you can afford and strengthens your offer.
Yes. Non-UAE nationals can buy freehold property in Dubai's designated freehold areas, which include communities such as Dubai Marina, Downtown Dubai, Palm Jumeirah, Business Bay, Jumeirah Village Circle and Dubai Hills Estate. Freehold ownership gives you the title deed in your name, and you can sell, lease or pass on the property. Outside freehold areas, ownership rights for non-nationals are more limited, so check the title type of every listing.
According to Dubai's General Directorate of Residency and Foreigners Affairs (GDRFA), an owner of a property or group of properties worth at least AED 2 million can apply for a 10-year Golden Residence permit. Mortgaged property is accepted, and a lien is registered so that ownership is maintained through the permit's validity. Rules can change, so confirm the current conditions with GDRFA before buying for residency purposes.
Fix your budget and financing. Add the 4% DLD fee and other costs to your deposit, and get a mortgage pre-approval if you need one.
Shortlist communities and listings. Use the price tables and area groupings above, then filter Propertify listings by community, type, bedrooms and price.
Verify the advert. Dubai property adverts must carry a valid DLD advertising permit number. Ask the agent for it.
View and compare. Inspect the unit, review service charges and compare recent sales in the same building.
Sign the sales agreement. Resale deals use RERA's standard contract (Form F), and the buyer usually pays a deposit, commonly 10%, held until transfer.
Obtain the developer NOC. The seller applies for a no-objection certificate confirming no service charges are outstanding.
Complete the transfer. Buyer and seller, or their representatives, attend a DLD trustee office, pay the fees and the price, and the new title deed is issued in the buyer's name.
Check the title deed and confirm the seller's ownership through DLD's records.
Confirm there is no mortgage on the property, or that the seller will clear it before transfer.
Ask for the service-charge statement and any outstanding utility bills.
For off-plan, check the project's registration, escrow account and construction progress.
Review building rules on holiday-home letting if you plan short-term rentals.
Commission an independent valuation, especially for unique homes with few comparable sales.
Dubai's rental returns remain high by global city standards. third-party market data puts Dubai's average gross rental yield at 6.57% as of April 2026, with apartments at 7.08% and villas at 4.54%. The same source shows Dubai residential prices up 12.88% in the year to December 2025.
Past performance does not guarantee future returns. Rapid price growth can compress yields, and large off-plan launches add new supply to some communities over the next few years. Judge each property on its expected rent after service charges, its vacancy risk and the depth of resale demand in that building. Returns are never guaranteed.
